Hi;If I were to pool investor funds together to loan out as a hard money lender, are there any special regulations I must follow?

A large investment pool would be viable I'd think....you may have the next USAA!

I'd pass on a rental with a pool.

Just my .02.....Wholesaling predominantly depends on 2 conditions of the seller.Distress/desperation combined with ignorance of true/available quick sale price of the property, along with a relatively large pool of ready buyers.

It would seem to me that any landlord who doesn't give the tenants the opportunity to have it would certainly be vastly reducing their tenant pool.

Direct lenders can be any lender that provides the loan production functions, funds the loan and sells or transfers the note.A lender may have investors and generate the loan and then assign the note to an investment pool or investor, thus providing a direct lender function.

If my assumption is correct and there are now large pools of money coming in that are not interested in the industry as a whole but is more keen on a quick buck.

There is a smaller pool of buyers who want a home at this price point that can qualify for traditional bank home financing.
