Like you, I'd initially consider bring up this info since it's quite a shock and you want your tenant to keep paying rent.  

Finding a fridge full of food was very pleasant.

If you need fast cash for your flip then it may not sound to pleasant.

This would reduce sticker shock and your touch time.Not sure if a site is feasible (if you have enough properties to justify) but having a link to a webform where they do the pre-screening as part of the initial contact would reduce your touch time.If you are in a high rental velocity area they may be getting into other places by there time you responding or if they feel it's taking to long they may move on?

the companies that I see do this stuff like Colony  B 2R  they actually fund and its the farthest thing from stated as you can get.however pick up a copy of the scottsman guide this is were all the mortgage wholesalers ( those that provide the back end to mortgage companies) advertise and you will see stated being advertised but those are owner occ programs.. its tough right now with so many out on the internet that are just due diligence pump and dump schemes.. like a Remington financial of years of old.... watch the American greed episode on this company ..it will shock you as to how these guys operate and there are hundreds like them around the US..

Anything said should most likely be discarded as some form of shock induced psychosis.

We were shocked to find a house we bought in the mid 1940s was already lead free inside.
