So while your looking at the one unit, the bigger picture is the state of finances of the COOP, are there major owners of multiple units, and if there's only a few that owns the majority, I'd be very nervous.

If you have the property under contract and your plan is to rent long term, take some pictures of the property and run some test ads on CL or Coastland Times to make sure your rental projections are achievable.

If there were no hard money lender in the picture and there was just a pool of funds from friends and relatives, would all said lenders just get some percentage ownership of the owning LLC and then get a corresponding percentage of the sale price in the event something went wrong?
