It bothered me that I could physically see dollars coming and then physically see them going out just as fast.

They are used to living in terrible conditions and have very low expectations.My point is that before you jump to the conclusion to throw the PM under the bus, travel to the market and do a physical inspection of the building - inside and out.

Jurisdictions are implementing three primary models across the country (1) STR disallowed under existing residential zoning (2) STR by the room allowed with homeowner physically living there (3) STR of whole home allowed without homeowner physically living there. 

One every property that is classified as a duplex or triplex in center city, the 2nd every house in center city where the tax address is different than the physical address. 

Take the list provided by @Elizabeth Colegrove and add to it the following:*  In state Property manager*  "Boots on the ground" partner...at least until you are established in that state both physically and mentally. 

I was 5th place on a HUD property once and it ended up falling to me because you had to physically deliver a money order to an agent they designated an hour away within a certain time of them saying "go". 

I spoke with the Housing Equality Center of Pennsylvania and they recommended getting a letter from a doctor(with a physical address) stating the need for the animal.

They do most of the pre-licensing classes in the state where people go to physically take the classes.

It's probably better protection on your property anyway since they are paying a larger deposit down and actually have to print and physically sign a document which means they will read it more carefully.  

Septic fields can be on the verge of failing and you don't/won't know it without physically checking the condition of the field lines.
