Hello All:I found a deal recently that delivered great cash flow (even at the 50% rule).I made an offer which was accepted and I was very happy.I have moved along with the deal and the appraisal came in about 10% BELOW my offering price.I am aware of all my solutions, but that is not my issue......I was perfectly happy to buy the deal at my offer, but now the low appraisal has me DOUBTING my original offer even though the numbers are solid!

I understand his question perfectly and it is valid.

Real estate just seems to make perfect sense for my family.

It was interesting to see how formal it was and the perfect penmanship.

If you study, connect with others and perfect your process, you can be better than everyone else.

If you have a diverse economy with lots of high paying technology jobs that sometimes creates the perfect storm.

Nothing ever goes perfect but generally it is the integrity of the company and person that matters in times like that.  

It could be in perfect working order or it could be shot.
