These newbies don’t realize the reason many got in trouble 15 years ago was 100% financing and real estate prices dropped and these loans were to unqualified peopleBasically this is the same thing as these people are not qualified to own a home but paid $10k on some course that most likely sells a lifestyle and some fairytale scenario that occurs once in a blue moon.

It's possible that the company that owns a bunch of the units retained the right to control the the HOA until they are done selling.Simplest answer is to ask the seller who controls the HOA and if not the individual owners, when will it be turned over to them?

If they don't want to sign, then they just leave when the lease is up.If the other two qualify on their own, then let them sign and ask her to sign stating that she is a long term guest of the couple and if they leave, she must leave as well.

Entities that are not "disregarded" need their own QBO to ensure their balance sheets remain 100% accurate.To @Jake Baker's point, we do run into an issue every now and then with some transactions that don't allow us to designate the customer/property but we've found ways to get around this and still have the transaction reflect the appropriate customer/property.This allows us to pull all the financial reports our Clients and their tax pros need to see.I'm in no way saying our way is the end-all-be-all but it works for us and our Clients' tax filers/advisors.There's a FB group called, "Bookkeepers for Real Estate Investors".
