Sec. 8 obviates the entire mortgage balance in 4 to 5 years if you rent to their grant's designated tenancy profile without deviating. they also allow you to flip the building to the tenants profitably out of the box---if you (again) don't deviate from your chosen grant authorization's guidelines & tenant parameters. their main type of tenancy features a training component.

We had to do onsite training and I literally cut them a length of ropeI told them walk up to a tree  At DBH  ( Diameter at Breast Height) put the rope around if you could put the rope around and measure.

There is also no legitimate formal training program for the profession so people are more likely to encounter one of these people when they are the most vunerable...when they are first starting out.

You have to train them and shown them who the pack leader is.I make it a point to study the laws and then put everything in writing.Our communication is strictly in writing, much better as it also gives you a record you could use as needed in court.I hate confrontation.I can go there if needed, but I prefer not to because I do not want to say anything that will hurt my chances in a court of law.I also truly, believe it or not, want to be fair even to a tenant that may not deserve it.I agree with you on the challenges of inheriting tenants, that is why I truly, “hate, hate, hate it!”
