@Alicia Marks, sorry to hijack the thread a little but there's some potentially dangerous information out here that will confuse some folks. 

I'd also recommend attending a local REIA meeting and getting to know the folks there.

It's a business plain and simple, and the learning curve to master processes (once you're in) can be steeper than many folks can handle.

There’s a catch-22 of dealing with the issue while also limiting the city folk from freaking out at mouse traps in the cabin, especially if the traps do their job and the guest confronts a dead mouse…I have the “this is the mountain, critters might get in” disclaimer in my listing, and I know I’m overly concerned about this.

They will need to be interested in basically being a landlord till the tenant buyer gets a bank loan.ANOTHER area new folks get wrong and harms the tenant buyer is the option fee is not handled or contracted correctly for the eventual financing bank to include the option fee paid to be included in the down payment. 

There will be folks there who can give you direct input!

I would love to talk to some folks in person, is there any sort of meetup happening these days? 

I have read many articles and met folks who have had mixed experiences with Property Managers.  

P.s not looking for a mentor just looking to bounce ideas off of with like minded folk

I don't know if I need to write a new month to month lease for all these folks with the new guidelines or if I should just have them sign some sort of utility agreement?
