I'm almost to the refinance part and started shopping around for loans, so far the banks that I have spoke to are only offering commercial loans.

Also, circle prospecting neighborhoods or door knocking to see if anyone needs to buy and sell real estate.If you start on your own, you'll have to find the best solution that works for you.

When I was door knocking for listings I would door knock entire neighborhoods where there had been a recent sale and hand out my business card letting everyone know a home had sold near by and for home much.

I know the area street by street, I can keep an eye on the property and some of the properties are around that 50k mark, and its a very average neighborhood. 

I wish I could close up shop and be full time RE now, but I have to be an adult about it and will likely do both for 18-24 months before my commissions can sustain my life and investing.As for brokerage, since I started and built my own successful business, which I still currently run, I needed a brokerage that offered good educational access and support, but also the freedom to set my own schedule. 

Neighborhood isn't the greatest but it has started to turn around.

I don't know the neighborhood or area but why not keep this property like you were thinking?

Shopping banks yourself is a waste of time unless you have a proven and reliable go to banker. 

This property is in a quiet single family neighborhood so i always have great tenants.
