Next I intend to cross check the calculations (esp. taxes) and simplify the layout.

Citizens is normally the lowest and I have the far majority of my policies with them.

Expanding from 4 bedrooms/3 bathrooms to 6 bedrooms 3 bathrooms by excavating the basement.

Let's say total equity raise is $1.7MM and the LP's are not guarantors in the value add deal.
