I have looked at FCI and had mixed feeling about the quality/quantity of the performing notes they offer, that's why I'm posting here.

This is my first property in Las Vegas and I am still learning the peculiarities of this market, being an out of state investor.I have heard mixed feedback about renting to Section 8 tenants.  

I found a tech who has had some success in the neighborhood.

We were using a property manager at 10% with no leasing fees on a 24 unit building but I became very unhappy with the way they show properties, their up charges for tech, stamps, and doing basic move in / out inspections and pretty much their inability to solve basic problems.  

Any help with the tech issues is also much appreciated!

This means what you think may be a good ARV today may be 10K or more off in 6 months, so understanding longer term expectations from inventory numbers in your specific location and average sales prices also play in to the mix.

And actually my question was directed to you since you're also in CA but I somehow mixed up your guy's names.

DUPLEX/TOWNHOUSE: MLS, I gave up my commission, seller only paid listor. with my current brokerage4. 5 MIXED USE BLDG: MLS as a realtor, represented myself (commercial), would have given up commission but ex-brokerage would frown. and my commercial mentor took a % cut.

I'd talk to a lending specialist for details and find out the mix of rentals vs. owner occ for the property you are looking at.
