Hi, @Brianna Miles, I think you're mixing things that should be separated.

But Jacksonville is such a spread out city that one more desirable neighborhood could be right around the corner or miles away from the next desirable neighborhood.

The property is north of US 10 so it is NOT sitting on the coast; it is a is a few miles inland. 

I'd look for houses on the metro lines and bike routes a couple miles out of the city center. 

Pick a piece of ground you see before you get to the intersection coming from Detroit.  1/3 to 1/4 mile before, so they can see and pull in.e.

Their commission is the only thing keeping me from making a profit, but the thought of managing remotely on my own 300 miles away is intimidating.
