Just as clarification, I, as the owner, am not occupying the main house, the main house is being rented to good tenants, and I would like to also rent out the in-law suite, which is a really nice little 2/1.

My main beef was the companies I was talking to (several national brands) require you to have your auto insurance and/or primary with them as well and they require you to carry max type insurance which cost more.

The main thing is disclosure, and they have to understand all ramifications.The name of the game used to be location location location, now it's disclosure disclosure disclosure.
