DSCR, HELOC or traditional loan?
3 May 2024 | 12 replies
I've included an example below to help illustrate this.So different lenders have different rates (which do vary even for DSCR loans) but these are factors they all consider.See example below:DSCR < 1Principal + Interest = $1,700Taxes = $350, Insurance = $100, Association Dues = $50Total PITIA = $2200Rent = $2000DSCR = Rent/PITIA = 2000/2200 = 0.91Since the DSCR is 0.91, we know the expenses are greater than the income of the property.DSCR >1Principal + Interest = $1,500Taxes = $250, Insurance = $100, Association Dues = $25Total PITIA = $1875 Rent = $2300DSCR = Rent/PITIA = 2300/1875 = 1.23DSCR lenders generally let you vest either individually or as an LLC.

Just to be clear Lori, nobody here, and certainly not me, stated that double closings were illegal, we were discussing simultaneous closings and that using buyer C's funds to close your original A-B transaction was illegal, there is a distinct difference.

I'm just "starting" my investment journey in Toledo so still learning about the different asset classes haha 🙈It all depends how people are born and bread IMO.Some with a silver spoon and others with a Makita cordless drill 😁I'm sure many folks on the East and West Coast would consider all of Toledo as "Z Class".Current rents are under market.6 unit is located in Point Place which in my "blue collar working class guy" opinion is a solid A class area for Toledo standards.I'm sure the humble folk in Toledo consider what you will find in the images as "A class" due to heavy influx of homeowners.Much success 🙏

Deciding ! Keep rental or sell ?

I would look at the ROE differences between what you can make now by selling, including the yield on that lump sum if reinvested in the current market conditions, versus what the property will be worth at a point in the future (5 years, 10 years, etc).

.+ I’ve surveyed the forum a lot about which are the good parts in Toledo to invest (different people’s views on A, B, C class areas etc.) and I can say that my properties are located in good neighborhoods (one is B class, other one is like A-, B+ish).
