Use the refi $ to buy a fix n flip property, use profit to BRRR, use refi $ to BRRR I plan to find the property via wholesalers, probate list, and direct mail.

You can't wait for a website to list it,too much competition will drive up the prices.You need to market yourself to potential sellers by direct mail advertising and door knocking in every neighborhood you desire to buy in.Get to them first before the rest of the competition who have tons of cash investors can find them on the MLS.

IIRC the webpage prepared Alabama tax for free and I paper filed by snail mail for free.

I've started my direct mail campaign recently with intentions of doing flips.

My partner and I are doing our first mailing this week.We're both new- never done it before.Gonna field the calls...stumble around a bit...and learn by doing.Our plan is to initially send 2500 postcards each month for the next 6 months- tweak message and list criteria based on response rate(quality and quantity).

I would make sure you find a mentor who is at least a decade ahead of you in experience with the financial success to show for it AND is also adapting to the shifting marketing strategies with mobile devices dominating everyone's attention more than TV, radio, or mail.

Couple more details; the owner is out of state, I live in WI which is where the property is and he lives in Indiana so I am thinking i should get an offer/agreement in the mail today to have him sign and maybe a $100 check as earnest money.
