Dilemma:Even though I was able to get the purchase price down to $170K, based on the comps in the area, I'm paying a fair competitive price, not a low price. 

Due to some recent theft at one of the buildings, I want to install some cloud based video cameras, while keeping the monthly expenses as low as possible.

The only difference is their credit score is to low.

I have started an LLC and currently, have 1 property while in the middle of buying another.On the current property,     1) 30-year loan that was refinanced to pull equity and purchase the 2nd place.    2)  replace the heating and air in my current property.

Additional costs for snow and heat could add up as well. 

The one that is in use I believe is venting for the  (furnace) heating system.

Can any lenders out there educate me on whether there is such a thing as 5% down, low credit score (low 600's) jumbo loans?

Looking to do a house hack soon but looking for the right deal.Maybe I am over thinking this but I don’t want to do a house hack on too cheap of a property, downpayment so low that doesn’t really make sense to do this.
