I just got off the phone with the 2nd caller - she advised they were going to do a deed of lieu with b of a and bofa advised them the DOL didnt go through and they've been locked out of the house for 2 years.

The simplest answer I have is that I'd rather my tenants pay my mortgages down for me, putting the smallest down payment that I can (these days, usually 25%) and lock in 30 years at these historically low interest rates so I can buy more homes with the money I do have available and qualify for more because it doesn't kill my DTI ratio with negative cash flow.  

There are a lot of different strategies on how to lock down deals as a wholesaler, once you know the area better than most you can really start to get going.Best of luck!

Once, the two weeks past by, We decided to take out all of her belongings and lock the gates and change the doors.

Locks: I keep old locks and reuse them in different units (I change locks after each tenant).

I have a wifi thermostat and wifi door lock.

As soon as you close on a property change the exterior door locks.
