I have quite a bit of experience designing housings for clients that work with the DND.

Once the proposed partition application has been approved, the Assessor will assign a new parcel number to each divided parcel (often the original parcel number with a letter suffix) and a new legal description.

She says her Grandmother studied law who is the one that informed her of this and knows this to be true.This may be specific to Idaho law or it may be legal in other states but not Idaho.

Only has a PO box and a friend at a local business who will take messages(and also gives her legal advice).I have given 30 days notice, but I'd bet money she wants to take this to court ect.I want to try to do a cash for keys but I am not hopeful (I tried once already and she ignored it).Help, is there nothing I can do but brace for the pain? 

If I don't want to renew her lease, can I legally blame it on her not notifying me of a major problem?

So I cannot get a mortgage based on the cash flow, because the lot is not legally big enough to count as more than 1 unit to the bank.

@Joshua Savage, each time you take out a new owner-occupier loan, you're legally promising (with your signature) that you intend to live there for at least one year.
