I don't really see the issue as deals being 'harder to find', it is: what is the cost to locate and acquire a deal, which is a cost just like renovation is a cost.

You want a larger office, with LOTS of agents and sales--more likely to have a good, well-managed training system in place.Next, find out what parts of your town have the highest turnover--look for the volume first, the higher priced properties will come along after you get some listings and sales under your belt.Find your comfort zone, area and price and typical kind of folks that live there.

Yes, I was thinking of this too as tonight my husband and I agreed that the property we‘ve been trying to get a renovatIon loan isn’t going to work out, and after having her be our long distance realtor (and setting up appraisal inspection and contractor bid appts with the seller’s agent and their tenants) I feel she’s lost interest working with ALL investors despIte the fact that Ive been giving her referrals.
