If there is a valid reason such as a family emergency or something of that nature I try not to be a heartless land lord but the truth is late payments are almost always a result of laziness and lack of priorities.

I have just started out as a landlord, and the tenant that I have is a wood worker.  

While growing up I helped my dad with the usual landlord jobs when it came to painting, plumbing, hanging shelving, or the worst one cleaning after an eviction.

I see some landlords recommend searching social media about the applicant as part of tenant screening.

Meaning that a landlord who may have a no-pet policy cannot deny someone with an emotional support dog tenancy as the ESA is not considered a 'pet'.
