So a few thoughts:1) You’ve lived and used it for 2 years by now and if you sell it and you are married filing joint you won’t recognize any gain on the sale as your primary residence.

Well, the current definition of “accredited” means that the investor must have an annual income exceeding $200,000 individually, or $300,000 for a joint income, for the preceding two years, plus, that person expects to earn the same or higher income in the current year.

Even if it means doing a joint venture that negatively cashflows, but you sell in 2-5 years for the appreciation.If you can't do that, then like many in California, you will be forced to look out of state for cashflow.

In any case you are protected if the lease says something like they are jointly and severly liable for the rent.

(hint , $) #3 Just know that most of the houses built before 1978 do have asbestos in the texture and/or joints of the sheetrock, but you don't want to have an actual written report saying that b/c it will hurt your profits.Oh, and make sure you use an independent engineer for foundation inspections (not someone affiliated with a foundation company).I hope that helps, good luck !
