If I fixed every single thing I'd like to to make it look awesome its a 39k reno, If I do a light reno just redoing kitchen, bath and some other things I could spend 20k.

I think there is a 3 month window where interest rates will continue to decline and there might be some real estate issues but home sales just hit a 12 month high, it takes time for the re market to feel the pinch.
