Where you might come into issue is if there is not a matching product and you have to decide if you're going to replace all the counters in the kitchen to match.

Hi everyone, i'm looking for anyone to weigh in here and especially those from Ontario, the deal is $700,000 for a purpose built three unit in Kitchener Ontario. nice area. assume no major renos needed(i.e. roof furnace, windows). the building will be self managedit is a 2 three bed units and 1 2 bed unit, it has a large garage big enough for 4 cars. mortgage 525,000 @ 3.54% for 25 years = 2,632 per monthannual gross income = 45,555annual expenses = 11,826NOI = 33,628debt service = 31,587annual cash flow = 2041.22

I have a 2400 sf home on a 1.5 acre corner lot that has been a gut-renovation - from new insulation, electric, to all new sheetrock, paint, flooring, all new kitchen and new bathrooms.It is zoned commercially and residential, has an attached 800 sf garage.

It would need an elevator and a professional grade kitchen to start, and apparantly the living area needs to be a certain size and have a certain amount of windows.

The TV wiring has since been hidden behind the mantle.I also retrofitted & installed a blower motor in the firebox base & believe it or not it really heats up the adjoining kitchen & dining room.

The houses we rehab are going to be rentals for about $1200/month and have a ARV value of $120,000 which is entry level housing in this market.I know HGTV ect is going white on kitchens and baths, which I do like but is it a good idea when rehabbing for a long hold rental?
