Three things (of many) I'd be sure to investigated before sinking money in with a group are:1.

@Jas SinghFind out who the Section 8 investigator is for your area. 

A possible second option I am trying to investigate is to open an LLC and somehow transfer ownership of the 2 family from my myself to the LLC so I would be able to keep the unit.

This should have been part of your due diligence, to review and examine the current leases.As Nathan mentioned above, most often times it's better to let the current tenants out, make your changes, and rehab, then start fresh with tenants willing to pay market rent.  

The one big thing that you'll need to investigate is why they are not paying, if it is for a job loss/not paying due to the pandemic, then the restrictions for evictions are steep and you need to make sure there is a big spread for the cash for keys.

For me, I'll wait and let the rest of you explode the landmines.Well, addresses a couple of things which I'm sure Congress will have a investigation on (like they can stop it):1) Makes criminal activity easier.
