Should I sell my duplex and keep profit to invest? or move to LLC

Hello!

I bought a 2 family in 2016 and lived in one of the units until last year when my husband and I bought a single family. I have been renting both units and I am trying to determine the best path forward for my future goals of owning more multi family's. The 2 family is still owned solely by me, and not in a LLC which makes me very uneasy. With the market being so high right now I am thinking of selling the unit and using any profits as a down payment for a 3 family, that I would purchase under an LLC. A possible second option I am trying to investigate is to open an LLC and somehow transfer ownership of the 2 family from my myself to the LLC so I would be able to keep the unit. Any help or recommendations would be greatly appreciated!
