I really think it's not worth it to actually proceed with the eviction process, but it's a good tool to get the tenant to finally take action. 

The reason we're thinking about mailing to the equity list is that we have a Real Estate Marketing Agency that provides tools and support to FSBO.

Personally I like RVM as a marketing tool.

Now I have to go read up on land contracts so that I have another tool to use.

I am also wondering if anyone can recommend any good research tools for investing in out of state properties, which I personally have had a tough time finding myself (side note: I'm a software engineer by trade so if something good does not exist, ill be happy to build something out for the community) 

Does anyone have any tools/websites that can help with finding accurate comps in order to determine the most accurate value of their small multifamily units?
