Several days later as I'm scheduling inspections, my real estate agent told me that there is a rental weatherization stipulation attached to the deed and it can not be transferred to me until the house is inspected and found compliant.  

My question is....Does the currents tenants deposit transfer over to me incase of damages or if the tenants leave the place in tiptop shape requesting their deposit upon leaving.

Too many things can happen...divorce, loss of job, job transfer, etc.

I don't believe there would be any reason for the lender to call the loan due until ownership is transferred, correct?

This is not my favorite way to handle it because the IRS is touchy about transfers of title right before a sale.

I'm planning to purchase a rental property in Texas and transfer the title to a trust in which Delaware Series A is named as the beneficiary. 

maybe it's because I'm old and lazy but it sounds good to me to have a servicer transferring money into my account several times a month and no tenants,trash, or termites.
