And yes of course there is the inherent risk that one of them loses their job, or they don't save up enough cash for the down payment (I am going to put a provision in the contract to check their down payment funds periodically).

Since personnel does not scale, you have to do larger deals.I don't place a lot of value in the due diligence the platforms provide because I don't know the personnel involved, the track record is lacking, and there is an inherent conflict of interest in what they are providing (they only get paid if deals sell).

where i am now should not guide me where i wanna go .i always wanted to invest in real estate ,and without any funds or good credit where am i now ,one of the only solution i see its wholesale. i have some skills and techniques to find good deals and buyers but im not familiar with the whole sale process...so here i am to learn the process and my goal is to learn and do it in 30 days .there is no reason why i should not succeed if i give enough time to do it in the right way .so i appreciate your opinion about my life but i will not give up my goals on the first obstacle and im not afraid to start at the bottom without funds and credit score .i believe that with hard work you can achieve anything .yes it will be easier with some funds but i dont have it ...so lets deal with it.
