I've followed that a little and know there are reports of people not being able to sell their home because they're in a zone that's well past the cap, and so the pool of potential buyers -- which would otherwise include potential vacation rental buyers -- is reduced.I think that's slightly different that the repercussions that could be felt by this Colorado law.

It is illegal to promote a property without having it under contract, which must include a marketing clause and "and/or assigns" language in the contract.

Seems like we would be able to use a good landlord/management software, background checks etc - essentially copy what the current management company does as far as background/screening/showing etc.

I think we have the same dream, been running the numbers on a few markets including my own to see what it would take.
