The house is not fit for human habitation. it dirty, hoarded, infested and the whole place needs to be gutted.

That's ridiculous to me, and it just reminds me that the human brain tends to be worse at extrapolation as numbers get bigger.Even ignoring anything having to do with technology, the chance of major economic impact in the Bay Area in the next 10 years isn't nothing.  

From what I hear, when everything is going good and your tenant is a normal human being who is rational, self mgmt is the way to go.  

Since real estate transactions are unique by nature, this means human beings moving paper (in digital form, but still manual processing).Direct ownership of real property is not static. 

I source my "higher end finishings" typically from Habitat for Humanity ReStore it, where I get discounted material. 

Once informed, I think most tenants would abandon the effort due to chasing and meeting the requirements.To show some 'humanity' on the issue, I would also make it clear the "sitting for the grandchild" certainly is not a problem.

We're all human and setting the tone that way from the beginning goes a long way.Anyways, that's just my 2 cents.
