If you skip using a new loan, you avoid the costs of origination and high interest rates, It works well for our clients in Phoenix and in CA. 

To help in your search:be sure to find an accountant who is willing to grow with you, and is not too high priced fee-wise.

The HOA funds are limited and if something happens, there will likely be a special assessment; roof and/or exterior paint are the big ticket items that are near end of life according to building assessment. 

What I do know is this niche will become more and more in demand as time goes on and we end up needing more care facilities. 

They schedule leases to end in spring/early summer because they don’t want the vacancy during the winter/holidays. 

And then an actual message comes through. 2 weeks after check out they wanted to let us know about some spider webs, a microwave built-in that was too high (based on preference), a power strip with loose wire connection and several other items that they never let us know about during their stay.

I understand the end result and how to split with partnerships, but don't have an Excel model that allows me to do that, and play with preferred equity, a GP management fee, etc.

They have some really exceptional high loan amount investor loans worth considering.

We washed the blankets at the end of each stay and the comforter/quilt about every 4 stays.

HIGHLY recommend it.That being said don't try to use it as an accountant.
