I have a clause that authorizes me to contact that person in case of "death, incapacitation, or incarceration" and work with that individual to coordinate removal of belongings, payment of rent, or even a refund of deposit.When someone dies alone, there is always a police investigation to ensure no foul play.

I know in the sense that you’re referring to this being your personal house with your personal belongings, but even potential renters are disrespectful of other peoples houses.If it’s muddy outside, don’t be shocked if they don’t walk around the outside first before going on the inside without taking off their shoes at the door.

I initially rented the home $150 less than similar homes at the time because the tenant was a "known" person and they could not pay more (at the time the tenant had a lower paying job than today), plus it was convenient for me to have someone mover right away.
