It has been booming for awhile now ... how much longer and higher it will continue to go boom before it goes bust and how far and deep the eventual bust will last is anyone's guess, and I believe it to be a fool's errand to try to predict such things IMO.

So, my thought is, maybe I can buy the property for well above market value, let's say $350,000, spread over a number of years (tbd, whatever works), which would equal significantly less than I'd be paying on a conventional mortgage, and would also allow the buyer to feel great about getting a good price.My questions, I guess, are as follows:1. 

If I had to guess, a room would rent for $700-$900, depending on whether or not you're going to have them pay their share of utilities.

If this is what your prospective tenants are focusing on during a showing you should have no issues with them, I guess.

I would venture to guess there aren't a lot of BP family here that doesn't like to ride roller coasters.

I guess there is an offer on the table from the sellers to the current tenants.

I guess I'm asking what would be a win win deal for all parties.

Or, I guess they could take the loan over and refi.  

I'm guessing it obviously wouldn't need to be listed on the mls...Ultimately I'm hoping I don't have to buy her house but if this ends up being the best option do my mom has a place to live, I'm certainly going to seriously consider it.
