Capex is long term higher expense repairs/replacements like the roof, water heaters, gutters, siding, hvac while repairs are small things like a clogged toilet, broke a fan chain, small drywall patch, etc.

Add in a pandemic, supply chain issues, hubby having 2 back surgeries, father-in-law passing and it was the perfect storm.

So far It's on Zillow, Craigslist, I have a 3'x 8' FOR SALE banner posted on the property, and I'm sending marketing materials to area commercial contractors, medical commercial contractors, urgent care chains doing business in NJ, and the same for dental. 

Forrest green and gold hardware, and then deep blue with brushed copper hardware.

Turnkey groups are coming in from Canada, and all over the country to take advantage of the property gold rush happening right now in Detroit.

I never thought saturation would be an issue, but the Gat/PF rental gold rush has brought many out of state and international investors.  

A good/reliable contractor is worth their weight in gold so that you do not have to deal with these issues.

Everything from delayed timelines (builder took 8+ months longer than his estimate) to supply chain shortages left me frazzled and dejected with the whole process.
