I'm not flipper in that market and it also depends greatly on the property so I can't say for sure where you should be aiming, but if you're simply looking for inventory at a great price, find a reputable wholesaler in that area and see if they have any deals.

Later, I found out that it was sold through a wholesaler who asked the listing agent to expire the original listing.

I'm also looking for wholesalers and hard money lenders in the area.

Not that many offers or deals where I live. Help?

First, I was going to wholesale it, then spoke with a friend/possible business partner and he said hell no, let's flip it.I went out and checked it out. it is MESSED UP. 

I have wholesale properties on the Eastside often and specialize in probate and I see the difference in price, spread, roi and cap rate.

A wholesaler ran a SFH property here in Miami by me that looks like it could be a great fix and flip or BRRRR.

I brought up the idea of possibly giving more rent in advance because of her all of her issues as a way to see if she was genuine as to really wanting the place because she clearly does not meet my criteria. 

Join REI groups (use meetup.com), maybe even try working with some reputable wholesalers to see how they do things.
