The 13 acres produces no income so it is just a burden unless you can put it to use or sell.Alternatively you could tear down the existing SFH and build 4 plexes, 8 plexes whatever depending on zoning and hitting the sweet spot to cover your investment and give you a profit.The 920k for the three properties might be realistic for a developer/investor with unlimited resources who knows what they are doing and why, but it might not work for you unless Granpa is feeling really, really generous
