Congratulations on completing your two rehab projects and placing tenants. 

At some point in the near future I will sell everything (small to medium properties in the $300K - $7M) and do a 1031 exchange (so I don't get slammed with taxes) into a handful of large income producing properties...hire a management company and call it a day.

Could limit access to favorable loans and insurance on a new primary residence in the future.

Look at the current rental income, operating expenses, and potential for future growth or improvements.

But for now I’m thinking of buying and holding, or partner up with another investor for fix and flips or other projects (In AZ).I bring positive energy, problem solving mentality, capital, time, management skills.
