Currently on Trulia for Perrysburg there are 4 4bed houses with lowest rent being $1850 for a weird small furnished house, all others are $2100+. 

Factor that into your cost calculations beyond any initial downpayment, local pricing/regulations market research, connecting to area contractors, and furnishing your rental with something other red plaid and stuffed bears.

A lot of our expenses have to do with furnishings for our STR, repairs, supplies, etc.

Our foray into travelling nurse furnished rental flopped a bit because in this market, you have to be in the exact right spot (Oak Ridge, Downtown Knox) or a small 1-bedroom at a low-price point. 

Whenever possible, I categorize things as supplies or furnishings (pictures, decorations, silverware, etc) so they come off the taxable profit that year instead of being spread over a few years as depreciation.

The house is in good condition and had good bones for design, furnishing, and updates that are similar to our first investment.
