College Town Bungalow -- STR/MTR #2

Posted

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $165,000
Cash invested: $32,000

Our second purchase is another 2BR/1BA centrally located in a college town.

What made you interested in investing in this type of deal?

We have been having a good experience with STR/MTR with our first property and thought this was a good fit for longer term appreciation. The house is in good condition and had good bones for design, furnishing, and updates that are similar to our first investment.

How did you find this deal and how did you negotiate it?

Worked with same agent and she saw this on the MLS immediately.

How did you finance this deal?

DSCR.

How did you add value to the deal?

Research
Running the numbers
Hiring design and contractor

What was the outcome?

We are in the process of getting this property ready for promotion on STR/MTR sites.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes! Same agent and lender as the first property. I would also recommend our designer and contractor for downstairs laundry room area.
