The city is not very short term rental friendly.  

We've distributed our initial round of PPMs, mostly to our network of friends & professional acquaintances, and I'd like to expand this effort and find others who'd be interested

Friendly disagreement: I think you should have an LLC when you start out.LLCs are very easy and inexpensive to file.

Very important for you to get that experience, just being around rehabs will help a ton.Flips are tough in the areas i've been looking because it's super competitive and my direct mail pieces didn't result in any flips (got a good listing or two so still made some ROI on the mailers).  

He's a nice guy and was recommended to me by my good friend who is a hard working real estate agent :) I trust my real estate agent.

I know it's competitive, but I still think there is room to grow in that market.

I have a friend who is interested in partnering with me on a triplex deal.

We still have family and friends there and I've been watching this unfold.  

I think my hurdle is that if I don't still have a traditional job, I need my deals to be something OTHER than buy and holds as that ties up capital, but I know BRRRR which can pull equity out is also very competitive.
