Buying turnkey properties seemed like a good idea at the time, but I see the value now in buying more distressed properties and fixing to a higher level of quality in order to prevent more frequent minor repairs along the way and to have higher rent on the front end.

But if you put in a newer steam boiler, your tenant should be able to flush it less frequently or you could stop by every month/couple of months to do it.

I personally think that most of those that proclaim this, are holding units in difficult to tenant areas, so without the Section 8 their business model falls apart, but I am not an expert with 100's or 1000's of units and I am making a huge assumption that could be totally wrong and is based on a very small sample population.As for dogs....higher rent, move less frequently, sometimes it demonstrates higher level of responsibility, are all fair generalizations.

I have fellow investors from cleveland that are now local to me that travel there frequently that claim the area is decent and upcoming, trulia claims it is a low crime rate, while some claim it is a war zone.
