As long it is A or B class properties, it is very easy to find good management, evictions are relatively easy to do, it has an extremely broad economy (RTP has tons of large companies), has a light rail system in the works, and the main airport now has a couple direct international flights as well. 

Unfortunately their environment is extremely litigious, beyond reason in the fact that most citizens see a law suite like buying lottery tickets.

Perhaps they're much lower in your area, but generally, condo fees tend to kill cashflow and they also tend to increase over time.Also, when you come up with your potential cash flow on any type of property, are you factoring in for vacancy, repairs, CapEx (big ticket items like eventual roof, windows, hvac, etc), and Property Managment (PM)?

Everything is new, including the big ticket items.

If a ticket or charges have been filed they can give you that info.

The cost of a plane ticket is nothing compared to a bad investment!!!

I would personally be willing to pay at least as much as the entry cost, as a plane ticket to America for me is well over 1000$.

Now the big ticket items needing repair are out the bag and the seller has already advised us that the roof needs to be done , he told us this straight off the bat which we already have a game plan to get that done through my partner since he is a contractor.

What were some of the big ticket items--if I may ask (???)

We are aware we can find a big ticket item in need of repair/replacement and have that taken care of in 2022, to help our tax situation.
