In my case I was fed up with lies and incompetence, and switched to another local Pro mgr company. but I am being hit with EXCESIVE cancelation fees.

Of course we still maintain insurance on it and have a lawn guy that takes care of upkeep.

They have very few parking spaces and their patrons are leaving due to inadequate parking or the horrid way it looks when they arrive in the morning and clean up takes far too many hours each day.

I've considered taking a HELOC to do repairs but after reading Rich Dad, Poor Dad, I've second guessed that idea but leaving as is would negatively impact selling the home.

We have been working there for 5 years and do not pay double  taxes its  an easy problem to solve if you are structured right.We invest in the Detroit / toledo areas  and would be more then willing to share what we have learnt over the years with anyone who wants to chat.Biggest secret is to have a great team on the ground to take care of things for you since we are not there most of the time and to know how to run your numbers right

I've done a ton of OOS rehabs, very rarely are you taking all your money back out.

There may be a company willing to accept it as there have been no claims and the roof will be repaired by the association (knowing how long it will take should help).
