The most expensive is some retail shop, who doesn't "get" rental property, and the property owner (rightfully) will be up in arms over the price blowing up our e-mail/phone demanding answers and guess what, will quit services so we did all that for nothing because we make $ on PROPERTY MANAGEMENT.

These loans have rates comparable to the Non-QM / portfolio loans, however they are shorter terms of 3/1, 5/1, 7/1, & 10/1 Arms or they are 3/3, 5/5, 7/7, 10/10 fixed rates with a balloon payment.

Be wary of any calculations the implicitly or explicitly assume that they are fixed.Also, many of these things vary with the region you invest in, so be wary of estimates adopted from other markets and trying to apply them to your market.
