After she changed her mind so many times already, there was no way I was just going to hand her cash but we agreed that with an accepted offer, I would give her cash and record a mortgage against her property for that amount.Now after driving her to and from the title company to have them help explain things and record the mortgage, giving her cash, a trip to her house when swore she wanted to sign but then got cold feet, responding to all her mood swings via long texts and phone calls, she says she changed her mind and doesn't want to sell.

Just spoke with my tenant and explained that I need the lease signed because if I don't it puts me in a bad position and that if he doesn't sign it I will have to ask him to leave and I don't really want to do that.

If he had explained to me that he did not need to be there (I explicitly asked him he was going to be there) or that it was not possible to get the utilities turned on or that he could not make the appointment, it might have helped a little.

HB limits have stricter down payment requirements of 35% down or more to purchase a non owner 4 plex.I am not sure if your loan officer explained to you correctly but the reason you need that 61,500 extra is because 25% of 1,150,000 is  862,500 and since the max loan amount for a fourplex like mentioned above is 801,950.
