Our first MTR experience was a 4-plex, feet-to-the-fire style.

Regarding remote managing, in our 24 years of experience, dealing with hundreds of investors, what we've had to bail DIY Remote Investors out of is mostly Class C properties with some Class B.So, in our opinion, one can remote manage a Class A property fairly easily if you are organized.Class B requires more organization and knowledge, to avoid tenants taking advantage of you.Class C should NOT be done DIY - hire a PMC!

However, finding good liability insurance will be difficult, call your current insurance company of find an experience insurance broker to learn more.

I always advise clients to speak to someone who has experience and can give some honest advice based on actual deals and mistakes they may have made.

While the BRRRR strategy is effective, it requires experience in renovation, property management and market analysis.

Any STR investors who have gone through a pool / hot tub installation, would you mind sharing your experience? 

I have no experience with midterm rental but would like to know more about it.

I would find an investor friendly Realtor locally that is also an investor themselves or local to the area you want to invest.They will have experience and connections to help you find and evaluate investment properties.I would ask the investor friendly Realtor for a property manager referral as the property manager will be an important member of your investing team.
