I explained that we’re not comfortable with the camera pointing over in our yard even if it’s on the fence line.

Our tenant left 5 days before his lease was up and did NOT participate in a walk out inspection even though I'd sent him a move out check list and told him to set up an inspection 2 days before 4/30/2024.  

That is because you won't even consider the homes that are bad for this type of living situation.Depending on purchase price, I cannot guarantee that you will make enough to cover the entirety of the mortgage.

Even if it’s unpaid the experience is well worth the time investment. 

My plan is to take profits from flips and reinvest in Denver into properties that I can force equity into, that are positioned to appreciate, and that would at least break even and pay for themselves.

Most banks and traditional mortgages "Do not" allow foe the property to be vested or quit claimed into an LLC unless it specifically states it on the closing disclosures.In most cases even on DSCR loans the Bank/Lender still requires you to sing a personal guarantee even if they allow the loan to be vested into the LLC.  

@Peter Kuck I spent a few hours on this a couple of years ago and found that no one was willing to dip below the 75-80% LTV mark (accumulative 1st and 2nd lien) which I imagine would be even harder in this environment.If you find anyone, would be a game-changer!

I know big apartment complexes do an even split for water and trash.
