@Alyssa Strom it sounds like I will be making lots of calls to ensure I’ll be able to get a permit; but hopefully as you stated lakefront properties may be more friendly to vacation rentals.

I did not visit property frequently to ensure good living environment for tenants.I still have not filed complaint against them because I wanted to stabilize the property, in past 2-3 month, I gave notice to all the tenants paying lower than market rent and signed new lease at market rent, overall rent increase will be 11.5% when new rent kick in.

Look at and audit the rent and exit cap sensitivity table or calculate it (along with validating rent comps) to ensure that the property will do fine if rents don't increase.Excess government actions have inflated everything, including rents, and they are just playing whack-a-mole by now smashing the interest rate button to course correct.
