Since prior policy definitions specifically included LLCs where the initial insureds were the only Members, I doubt the intention would have been to exclude them in the Homeowner's version but I'm not aware of any cases were a Court construed the meaning of the phrase.The language quoted by Staton doesn't track the language in the Homeowner's policies I'm familiar with.I pulled it up online and that language seems to be from Stewart Title's Homeowner's policy from early 2000s to present.Lesson to be learned... don't buy an enhanced policy without first reviewing the policy definitions if you intend to eventually transfer to your LLC.

It is an overwhelmingly complex and chaotic world, so if you can come into it and bring peace and smoothness to parts of that (the adding value piece), then you will have "earned" the goodwill from the mentor.In your hood I'd recommend rubbing elbows with Spencer Shadrach . . .he's a mover and shaker in this space and a guy to know!

i have a student rental in kingston...managed it myself for a couple years then handed it over to a PM for the past 7 years or so...its gone smoothly, no problems. they take around 8% of the gross rent (collected)...sometimes the expenses are a bit higher than i expect but the property still cashflows nicely and i get peace of mind knowing i don't need to every worry about taking calls or dealing with tenants.once i have enough doors here in sherbrooke, i plan to hire a PM even though i'm literally 2km from the properties i own...to me, real estate is an investment, not a job, so i like to spend as little time as possible (besides looking for and negotiating deals, which is fun).
