The purchase and sale should stipulate if you are just a customer of the listing broker.

To do this and be good at it, you need to know your market, must be able to value a property, need rehab knowledge and obtain an ARV, you need to know market rents, need to be aware of local customs and RE laws, contracting issues, closing procedures at least in setting things to close as needed, you need to know title requirements and how to solve issues.....in general, you really need a good basic understanding of RE.

Although I did create a custom form letter to send out to potential Realtors.

I havn't had any trouble with my customer's (real estate investors) warranting the Goodman equipment I installed.

@Jon Klaus, I chose to become a broker because I wanted to learn real estate from the perspective of working with customers and with the hope that I could somewhat combine the two, investing and brokering.

I would encourage you to read the articles and listen to the podcasts.Are you interested in a specific direction in terms of flipping, buy-and-hold, etc.?
